I’m aiming to buy my first house by the end of the year, building a house seems like to much hard work for me so was after advice on what to look for when purchasing a pre-lived in home.

Anytother advice on what I should consider would also be appreciated.

Hi,

I bought my first home 2 yrs ago...so know your dilema!

I looked at things like:
- fences : are they falling apart? or needing repairs.
- walls, check the corners and ceilings check for cracks and repair jobs. I lived in a rental who's ceiling were falling -they dropped 10cm before someone came to repair.
- check the bathroom/shower, is it visibly mouldy - perhaps there is a leak behind the wall (one house I looked at had a mouldy shower - it ended up having termites behind it in the hardwood!).
- is there grout in all the right places.
- check the water pressure - and taps.
- Check door locks and windows.
- look for trees that might cause problems down the track.
- does the house have enough power sockets for your needs.
- is the kitchen modern enough - room for your appliances - do the fitted appliances work - ie check oven heats up.
- is there a barrier around the home for pest control?
- do the add on (ie patios/garages) have full council approval?
